Lot Improvement Details

Who will install the concrete slab?
Do you know the tradesperson’s QBCC Licence Number?
Is this a new installation or are you replacing an existing concrete slab?
What treatment will be made to the top surface of the slab?
Facing the home from our internal road, near which wall of the house will the slab be installed?
On what base will the slab be installed on?
Will a plastic membrane be placed under the slab?
Will the slab slope away from the house?
Will the slab be reinforced with steel?
Is there a gap of at least 1cm from the edge of the slab surface to the edge of the home?
Will the slab adjoin a boundary fence?
Have your neighbours been notified?
Do you intend to put a structure on the slab?
Will you be submitting plans to GCCC for approval of that structure?
NOTE: Any construction on the slab needs to be a Class 10 building or structure (a building or structure that cannot be occupied) up to 10m² in area and under 2.4m high. The height cannot exceed 2.1m, and no side shall exceed 5m in length. The building can be a tool shed, lawn locker, un-roofed deck (with the floor no higher than 1m above natural ground level), greenhouse, or anything else that meets these requirements.

Acceptance of Conditions of Approval

Conditions of Approval

  1. That the work is carried out by suitably qualified and experienced tradespeople.
  2. That the work is carried out by an appropriately licensed and insured tradesperson.
  3. That you are liable for, and will rectify at your cost, any damage done by overspray, or any other kind of damage done to any other Lot by your contractor or others associated with this work.
  4. If any Common Property areas are damaged by your contractor or others associated with this work, the cost to fix and/or clean the damage will be paid for by you.
  5. That the people undertaking the installation will comply with all noise and environmental regulations as set by Gold Coast City Council and/or the Queensland Government and/or the Australian Government.
  6. That if any water pressure cleaning of any surface causes wash-off, the wash-off is handled in the manner prescribed by Gold Coast City Council.
  7. That the people undertaking the installation will observe all applicable workplace health and safety legislation.
  8. That the installation does not compromise the integrity of the soundproofing or fireproofing or storm water run-off of the home, or to the homes either side of the home.
  9. That the installation will be maintained to the satisfaction of the Body Corporate Committee.
  10. That you are aware that the Body Corporate insurance does not cover the concrete slab but the Body Corporate’s insurance company needs to be advised of the installation, and that you will be responsible for any insurance premium increase caused by the installation of the concrete slab, and that you will take out your own insurance cover on the concrete slab.
  11. That the installation and future maintenance of the installation is at the expense of the Lot Owner (at the time).
  12. That you must pay for, and maintain, the installation.
  13. That the installation will be finalised within 90 days of the approval being given.
  14. That, should any of the conditions of approval be breached, the Committee reserves the right to request the installation be removed or rectified at your expense.
