Acceptance of Conditions of Approval

Conditions of Approval

  1. That the work is carried out by suitably qualified and experienced tradespeople or by people with the necessary skill and ability to do the lot improvement to a high standard of finish.
  2. That, if the lot improvement is done by a tradesperson, the tradesperson is appropriately licensed and insured.
  3. That the Applicant is liable for, and will rectify at the Applicant’s cost, any damage done by overspray, or any other kind of damage done to any other Lot by the Applicant’s contractor/s, or others associated with this work.
  4. If any Common Property areas are damaged by the Applicant’s contractor/s, or others associated with this work, the cost to fix and/or clean the damage will be paid for by the Applicant.
  5. That the people undertaking the work will comply with all noise and environmental regulations as set by Gold Coast City Council and/or the Queensland Government and/or the Australian Government.
  6. That if any water pressure cleaning of any surface causes wash-off, the wash-off is handled in the manner prescribed by Gold Coast City Council.
  7. That the people undertaking the lot improvement will observe all applicable workplace health and safety legislation.
  8. That the lot improvement and future maintenance of the lot improvement is at the expense of the Lot Owner (at the time).
  9. That the Applicant must pay for, and maintain, the lot improvement.
  10. That the lot improvement will be finalised within 90 days of the approval being given.
  11. That, should any of the conditions of approval be breached, or the lot improvement is not completed to a standard accepted by the Committee on behalf of the Body Corporate, the Committee reserves the right to request the lot improvement be redone at the Applicant’s expense.
